Combine office, lab and cleanroom space within one building
Create a setup around your specific operations by combining different types of space, even on the same floor. Flexible layouts give you room to adapt as your technical requirements and team evolve.
Office units
Flexible office space from smaller units to a full floor of 2,100 sqm LFA. Each wing offers approx. 1,050 sqm and can be configured from individual offices to open-plan layouts. Available from basic delivery to fully turnkey, with data outlets throughout and the option to combine office, lab and cleanroom space on the same floor.
Premium office space
Panoramic views over the Campus and Eindhoven, combined with flexible, individually configurable layouts. Each wing offers approx. 1,050 sqm, with up to 2,100 sqm LFA per floor, giving you the freedom to create an office environment around your team and way of working.
Cleanroom space
Cleanroom space meeting ISO 5, ISO 6 and ISO 7 particle control standards, supporting advanced R&D, precision manufacturing and testing. Spaces can be tailored to your processes and technical requirements. Units from 200 sqm LFA.
Electrotechnical & (bio)chemical labs
Adaptable lab space from approx. 25 sqm LFA for electrotechnical and (bio)chemical R&D. Electrotechnical labs offer extensive electrical infrastructure and technical utilities, while (bio)chemical labs can accommodate ML 1, ML 2, BSL 1 and BSL 2 safety requirements. Selected labs offer additional facilities and options to expand into adjacent lab or office space.
Technical ICT & test space
Dedicated technical space for ICT infrastructure, hardware and test setups. Approx. 150 sqm LFA with raised computer flooring, power and data cabling, and reinforced load-bearing points. Suitable for server and network setups, hardware testing, validation environments and industrial IoT applications.
