High Tech Campus Eindhoven is looking for a Senior profile to become the Head of Project Management for the overall Campus.

You will be responsible for the development of c. 100,000 sqm of land bank capacity on one of the most dynamic and fastest growing science parks in Europe; maintaining the current diverse stock of +270,000 sqm lab and office buildings; as well as executing the long-term ESG transition. You have a strong affinity and extensive track record in design and construction processes.  Whether those related to construction related works, audits, remedial works, sustainability improvements, facilities management issues at both existing properties and new planned developments.

You are an acute observer, extremely structured and able to reduce complexity into dynamic operation strategies, design processes and action programs. You have strong leadership abilities and able to deal with multiple projects running at the same time, with different teams and with multiple stakeholders.

You strive for creating the best project teams; you can work with various forms of procurement and are able to recommend tender and procurement strategies to appoint both professionals and contractors; you can oversee design of  new development projects as well as overseeing risks and issues associated with existing real estate.

You have in depth knowledge of typical contractual forms, you have excellent negotiation skills, you are capable to organize schedules and budgets across multiscale projects. You have an in-depth knowledge of the financial impacts, technical and reputational risks when working on any construction project with tier 1 users. You lead teams and professionals to be highly performing, accurate and long-term oriented in all they do.

Responsibilities:

  • Oversight all technical matters related arising from the asset’s portfolio and new developments, including design processes, facilities/property management issues, resolution of tenant related issues and operation activities.
  • Coordinate the preparation of, oversee, monitor, and control CapEx budgets.
  • Ensure the CapEx budgeted works are executed in time and within budget.
  • Promote investigations, coordinate audits and prepare summaries and presentations.
  • Development and implementation of an ownership mindset, establishing responsibilities, actions across all construction phases: design, risk assessment, budget forming, schedules, sustainability, refurbishment works.
  • Forming part of the High-Tech Campus operation team and grow value add / long-term horizon strategies for the Campus along its life cycle.
  • Provide leadership, assessing and confirming related risk and assumptions at the initial stage of any project, including and assessment of construction costs, schedule.
  • Lead risk mitigation strategies.
  • Provide strategic input into the design teams, maintenance teams, operation teams with regard to operational, development and refurbishment strategies.
  • Assemble and manage a team of best of class consultants to perform needed tasks on short notice.
  • Teaching teams and professionals to preempt Campus real estate needs, new developments, future improvement projects to improve quality and sustainability of the Campus.
  • Lead the resolution of issues and deliver relevant outputs for ownership interest.
  • You will be in a client facing role, reporting to Operation team, but capable to liaise with both Ownership and Asset Managers team. You will be preparing regular reports or plans of approach to different types of audience.
  • You will remain enquiring and investigating behind what you are told.
  • Risk awareness and risk mitigation is something you are extremely confident working with, you can get easily grip on the bigger picture of challenges related to maintenance, operation, refurbishments, new developments. whether these is technical, compliance related, financial or reputational, but you remain practical to a degree you get things done in a correct, expedite and durable way.
  • You will be liaising with commercial team, legal team and have strong knowledge of tenant lease agreements. You understand technically related matters in depth as well as other asset management topics.
  • You will be able to understand the impact and risks and opportunities associated with tenant relocation, reinstatement, dilapidations, and refurbishment works.

Key competences:

  • A professionally trained and highly skilled architect / civil engineer or construction engineering background.
  • Proven track record in construction management and project management work, including maintenance, refurbishment works, and commercial developments.
  • At least 20 years of experience in a high performing key role.
  • Dutch and English fluent (both written and oral).
  • International experience.
  • PMP, RICS PM certification would be an advantage, but not required.
  • Leadership skills.
  • Excellent analytical skills.
  • Excellent budget management skills. Including the availability to prepare schedules and budget as well as risk registers and project controls.
  • A strong understanding of office/life science campus construction dynamics.
  • A strong understanding and affinity with architecture and building construction.
  • Strong oral and written communication abilities.
  • Effective team player with ownership mentality.
  • Experience with design teams from programming through completion.
  • Experience working/collaborating with or for building operations.
  • Strong project management experience and forward thinking.
  • Personable nature and strong oral and written communication abilities: Able to dialogue with both technical/non-technical people.
